Gas & Electrical Safety Regulations Gas Regulations As a Landlord of a property which has a usable gas supply, you are required to ensure that all gas fittings and flues are maintained in a safe condition. In order to ensure this, Fisher Management can arrange for an annual gas safety check, which will be carried out on each gas appliance and flue. We only use CORGI registered gas engineers. Should you decided to have the test carried out yourself, one copy will need to be left in the property and another given to Fisher Management. For full details, please see the leaflet entitled ‘A Guide to Landlords’ Duties… …Gas Safety Regulations 1988’, available from Fisher Management. Electrical Regulations With regard to the fixed wiring in rental properties, the General Product Safety Regulations 1994 state that anything within the property must be safe and therefore the fixed wiring needs to be checked periodically, typically every 5 – 10 years. As far as electrical appliances are concerned, The Electrical Equipment (Safety) Regulations 1994 must be adhered to. These regulations make it clear that electrical appliances in property must be safe through regular testing and inspection, ie initial inspection and then annually thereafter. Fisher Management can arrange for these tests and inspections at competitive rates. |
