1. If buying a property to let as an investment, ask yourself would I live in it? Remember, the newer the better.

3. Remember you will get no more rent even if the house is furnished.

4. Cleanliness is next to Godliness. Leave a property to let as you would expect to find it.

5. Remove all personal and sentimental items. De-personalise your property.

6. Remember rents can go up as well as go down.

7. Remember to budget for the unexpected with regard to property maintenance.

8. Remember to advise your buildings insurer that the property is to be occupied by tenants.

9. If the property has gas appliances then a Landlord’s Gas Safety Check is mandatory.

10. It is advisable for fixed wiring to be checked every 5 – 10 years and for appliances to be checked annually by an electrician.
