Tips on Furniture & Decoration

One decision you will have to make as a Landlord is whether to let your property furnished or unfurnished. A key point to consider in this decision is that whatever item of furniture or white goods that you leave in the property, you will be responsible for its upkeep, maintenance and eventual replacement. Generally speaking, you will achieve no more rent if the property is furnished.

If furnishing, make sure you buy the best quality furniture, carpets and curtains within your budget. Please ensure that all soft furnishings comply with the fire safety regulations. Landlords should not expect to have to refurbish more than once every five years.

If you decide not to furnish, you still need to supply hardwearing carpets or floor coverings and curtains or blinds. Choose a neutral shade and style. You can never go far wrong if you choose brilliant white or magnolia colour schemes.

Please remember if the property is clean, neat and tidy at the start of the tenancy, this provides a benchmark or standard. There is no reason why the property should not be handed back in the same condition at the end of the tenancy, allowing for fair wear & tear. If the property starts off looking tatty, it can only get worse.
